Why The Yearly Once-Over Works


Most properties go through multiple inspections throughout their leasing cycle, from move-in and move-out inspections to seasonal and maintenance checkups. It’s easy for owners to underestimate the importance of the annual inspection or “periodic inspection,” which is why we’ll go over where this tool is most effective and how it should be used to protect your property.


When It’s Useful

Maintenance reports, work orders, and client conversations can give a general overview of a unit’s status, but the annual inspection goes deeper. This inspection covers mechanical, electrical, and plumbing areas in addition to living spaces, offering owners a thorough assessment of difficult-to-identify or often overlooked items like:


  • Foundation issues such as bowing, cracking, or water seepage

  • Musty scents, mildew, and possible mold in basements and around plumbing

  • Proper HVAC operation with stress testing

  • Drainage issues like backups and slow drains

  • Appliance functionality and efficiency

  • Electrical safety and operation by testing outlets and fuses

  • Smoke detectors, recharged fire extinguishers, and carbon monoxide alarms

  • Chipped and peeling paint from misuse or foundational shifting


The annual inspection can help identify potential problems before they grow, allowing owners to make repairs early or start budgeting to resolve issues later. Residents may need to rearrange their schedules, feel untrusted, or have their privacy invaded by regular inspections.


The annual inspection offers balance, frequent enough to give a clear indication of a property without being so frequent that it interferes with the resident-landlord relationship.
